A high-level view of where Predicate is and where we're going. We update this page whenever a major piece ships or our priorities shift. If something here is critical to your decision to use Predicate, email us — feedback moves things up the list.

Live today

  • Notice generator for the four common predicate notices: Pay or Quit, Cure or Quit, Late Rent, Demand Letter for Damages.
  • Texas coverage with paralegal-verified citations for all four notice types.
  • Attorney handoff packet (PDF) — every draft generates a three-page packet with cover, the notice itself, and a service-methods + sources page.
  • Authentication, account management, and freemium quota — sign up free, draft once, then pick a plan.

In paralegal verification right now

Currently with our paralegal team, going live as each clears review:

  • California, Florida, Georgia, New York, Ohio, Pennsylvania, Virginia.

Building next (Solo tier)

  • Evidence checklist per notice — what to photograph, what to certify, what to keep in your file. Lands in both the result view and the handoff PDF.
  • Direct USPS certified-mail send. Take the rendered notice → mail it from your dashboard → return tracking + green-card scan. We're gauging demand via the Coming-soon button on the result view.

Coming for Portfolio tier

  • Properties. A canonical list of your rentals — addresses, units, lease terms, tenants. Solo cap: 4 properties; Portfolio: unlimited.
  • Cases. Each notice or sequence of notices ties to a property and tenant. State machine: draft → notice served → cure period → cured / escalated / resolved. Date fields the system tracks for you (served_at, cure_deadline, court_date).
  • Case timeline. Per-case view of every event in the matter: notice served, payments received, court filings, cure deadline approaching. Reminders and overdue indicators.
  • Evidence vault. Per-case file storage for photos, rent ledgers, lease PDFs, communications. Ready for the day you hand the case to an attorney.
  • Multi-user / seats. Bring a property manager or partner onto the same account, with role-based access.
  • Attorney directory. Curated list of vetted landlord-tenant attorneys per state, for handoff when a matter escalates.

Long horizon

  • Coverage to all 50 states + DC. The pipeline is built; verification is the gating step.
  • City-level overrides. Some jurisdictions (NYC, San Francisco, Seattle, DC, Berkeley, Oakland) have local ordinances that override state law. Today we flag these and recommend attorney review; native city-level support is on the roadmap.
  • Reminder emails. "Cure period ends in 1 day", "Court date tomorrow", driven by the case date fields above.

What we're not building

We are not — and don't plan to become — a law firm. Predicate produces drafts. Drafts go to your attorney for review before service. We integrate with attorney workflow; we don't replace attorneys. See Not a Law Firm for the full posture.
